Mold Remediation and Mold Removal in Ann Arbor
Musty smell in the basement, or spots on the wall after a leak? We find the water behind it first.
A person answers 24/7.
What you can expect from us
- A real person answers the phone 24 hours a day, and we can often be on site within a few hours.
- We work with every insurance company and document the damage for your claim.
- Ajaxx is an IICRC Certified Firm, which means our technicians are trained to the industry's cleaning and restoration standards.
Mold grows where something stays wet, so the first job is finding the water. Then we seal off the area, cut out moldy drywall and insulation, clean what stays with HEPA vacuums and dry it out. Mold estimates are free. Ajaxx Restoration is an IICRC Certified Firm.
What to do right now
- Do not scrub or spray large patches of mold.
- Fix or stop any active leak.
- Run a dehumidifier if you have one.
- Keep people with asthma or allergies away from the area.
Is it safe to go back in?
- Gas or fire: if you smell gas or see fire or smoke, get everyone out and call 911.
- Electricity: do not step into standing water that may touch outlets, cords or appliances. Turn power off at the breaker only if you can reach it from a dry spot; otherwise call your utility or an electrician.
- Standing water: floodwater and sewage can carry bacteria. Avoid skin contact and keep children and pets away.
- Sagging ceilings: stay out of any room where the ceiling is bulging or sagging. Wet drywall and plaster can fall without warning.
- Mold: do not scrub or disturb visible mold. Keep anyone with asthma, allergies or a weak immune system away from the area.
What causes mold in a house?
Mold spores are in every house. They only grow on something that stays damp. In Michigan homes that is usually a damp basement, a slow leak inside a wall, or attic boards wetted by ice dams. A bathroom fan that does not vent outside can do it too.
If the water keeps coming, the mold comes back. So we start every mold job by finding the source.
Signs you have a mold problem
- A musty smell, often strongest in the basement or a closet
- Spots or fuzzy growth on drywall, wood or the back of carpet
- Stains or peeling paint where there was a leak
- Sweating windows, pipes or basement walls
How we remove mold
- Find the moisture. We check the area with moisture meters and look for the cause.
- Seal it off. Plastic walls and an air machine keep spores in the work area. The photo on our commercial mold page shows what this looks like.
- Remove what is moldy. Drywall, insulation and carpet pad with growth are cut out and bagged.
- Clean. Wood framing and other surfaces that stay are cleaned and HEPA vacuumed.
- Dry. We dry the area so new growth cannot start.
- Explain the cause. You get a plain explanation of what caused it and what to fix.
Basement mold
Finished basements hide moisture behind carpet, paneling and drywall. If you have one, run a dehumidifier and keep a backup on the sump pump.

Frequently Asked Questions
Is black mold more dangerous than other mold?
Color does not tell you the type. Any mold growing indoors should be removed and the moisture fixed. People with asthma, allergies or weak immune systems should stay away from it.
Can I clean mold myself?
A small spot on a hard surface can often be cleaned with soap and water. Larger areas, mold inside walls, or mold that keeps coming back need containment and removal.
How long does mold remediation take?
A small area can take a day or two. Larger jobs take longer because the area has to be dried and checked before it is closed up.
Do you offer free mold estimates?
Yes. Mold estimates are free.
